RESEARCH AND ANALYSIS OF PROSPECTS DEVELOPMENT COMPANIES IN REAL ESTATE UKRAINE

Abstract

Purpose. The purpose of this paper is to study and analyze the prospects of developer companies in the real estate market in Ukraine. Metodology of research. In the article methods are used: to the analysis and synthesis – at research of activity of property market in a period from 2000 to 2010; system-analytical – for determination of recurrence of property and importance of role of developer companies market at the property market; abstractly-logical – for generalization of theoretical positions and forming of conclusions and suggestions. Findings. Activity of market of the real estate is analysed in a period 2000 for 2010 and it is certain the market recurrence of the real estate after four classic phases of his motion: phase of proceeding in the market of the real estate, phase of growth of market of the real estate, phase of satiation, will gush and forming of surplus of suggestion at the market of the real estate, phase of falling of market of the real estate. Reasonable important role of developer companies in the market. The noted necessity of determination of functioning of developmentu is for the legal field. Originality. The basic features of activity of developer companies are selected in Ukraine: opaque market of earth; difficult and of long duration procedure of registration of permissive documentation, irreflective strategy of investors, in relation to determination of moment of bringing in of developer company to the project, imperfection of mechanisms of financing of investing. Practical. Consequently the decision of the above-mentioned features will be given by possibility developer companies in Ukraine to get around western standards and give a shove to stabilizing and positive market of the real estate development.
