ANALYSIS OF REGIONAL DIFFERENTIATION OF THE HOTEL BUSINESS OF UKRAINE AS A PREREQUISITE FOR CLUSTERIZATION IN THE STRATEGIC MANAGEMENT SYSTEM
Abstract
The article presents a comprehensive quantitative and qualitative analysis of regional differentiation of Ukraine’s hotel business for the period 2021–2025, based on official statistical data from the State Statistics Service of Ukraine, the State Tourism Development Agency, EY Ukraine and Ribas Hotels Group. The research integrates both descriptive and analytical approaches, which makes it possible to assess not only the current state of the hotel services market but also the dynamics of its transformation under the influence of economic, geopolitical and institutional factors. Particular attention is paid to identifying regional asymmetries in the development of hotel infrastructure, occupancy rates, financial performance indicators and the spatial distribution of accommodation facilities. The methodological framework of the study combines a set of modern quantitative tools for analysing regional differentiation. In particular, the coefficient of variation is used to assess the degree of heterogeneity of regional indicators, while the Location Quotient (LQ) allows determining the level of specialization of individual regions in hotel activity. The Gini index is applied to measure the concentration and inequality of hotel business development across regions. In addition, k-means cluster analysis is employed to group regions with similar characteristics of hotel market development, enabling the identification of relatively homogeneous clusters. Correlation and regression modelling is further used to determine the key factors influencing regional disparities, including tourist flows, infrastructure development, security conditions, income levels, and investment activity. The proposed differentiated approach to cluster formation is integrated into the regional strategic management system and aimed at reducing interregional disparities in the hotel business. Implementation of the developed recommendations is expected to enhance the efficiency of regional tourism policy, improve competitiveness of the hotel sector, stimulate investment processes, and promote balanced spatial development of Ukraine’s hospitality industry in the medium and long term.
